Reclad costs

Owning property is often the main form of investment for many. While recladding a property can seem expensive, it’s important to consider it will help restore the value to your home, in case of water tightness issues, while also boosting the aesthetic appeal. In many cases, the house value even increases. Additionally, there are also the health benefits associated with having a healthy, dry house.

The reclad process consists of three different stages: working drawings, Council consent and the construction stage, each of which has its own associated costs. Working drawings

The cost of drawings is based on complexity rather than size of the property. Areas for consideration when it comes to working out costs include number of claddings, complexity of building envelope, alterations required and also any changes the client is wanting to undertake as part of the works. Reclad documentation can cost surprisingly little compared to what one might expect. A full set of drawings for a simple reclad for a single level home, can be priced from around $7000 (excl. GST) upwards.

Council fees

A building consent issued by the local Council is required to be able to reclad a property. There are fees associated with obtaining this to recover costs for processing the application. Fees are based on value of work and clients pay Council directly, although we would assist with the payment process as part of the consent lodgement.

Construction costs

There are many factors that affect the actual reclad cost such as:

  • Size of property

  • Whether it’s a single or multi-level home

  • Amount of remedial work including whether joinery has to be replaced

  • Other alterations required

  • Materials / cladding to be used
