Process

Whether a reclad project is purely about aesthetics to transform the look of a house, or we need to address issues around a leaky home, our typical approach is the same:

Initial meeting

We typically start with an initial meeting on site to discuss the project in detail. This gives us an in-depth understanding of the work to be undertaken and to assess the building in terms of future watertightness issues where there is a remedial aspect involved. The information gathered enables us to set a fixed fee for the work to be undertaken by us.

Fee proposal

A detailed, written fee proposal outlining the scope and cost is provided for you to review. No work is started until we have received your approval to proceed.

Existing plans

We draw up the existing model based on plans on file, usually the Council property file. At this stage one of our team will also conduct a site measure in some areas to check whether the plans on file are accurate and adjust the existing model if needed.

3D views

We will provide 3D views allowing you to review what the new cladding will look like. We are able to illustrate multiple options if required.

Upon approval of the cladding, we will get underway with the working drawings.

Working drawings

The approved design is developed into a full set of detailed working drawings and specification for the purpose of obtaining building consent. We liaise with any external consultants who have been engaged for the project and add their information into the documentation as required.

Pricing

At the completion of the working drawings and before lodgment for building consent, the documentation can be provided to a Quantity Surveyor or selected construction companies to provide accurate pricing. Once pricing is received a construction firm can be selected to undertake the work if you choose to proceed. They can start working through a building contract and scope of works while the building consent is being lodged and processed. As the scope is refined, changes can be integrated into the plans before consent is approved, reducing onsite delays and costs for changes.

Building consent

Before construction can start you will need a building consent issued by your local Council. We fully manage this process on your behalf, from the initial submission, liaison with Council throughout and up until the building consent has been issued.

This is a brief outline of the typical process but it may alter dependent on project and situation. If you would like further information or clarification, don’t hesitate to contact us.
